Maintenance Operative

A Maintenance Operative is required for a residential block in North London. This will be a full-time position.
Working hours will be Monday to Friday from 08:00am to 17:00pm.
This role reports to : Development Supervisor
Job Purpose:
To ensure all internal and external areas of the estate are fully maintained to the highest standard.
Key Responsibilities:
Carry out regular inspections of the full development, identifying areas of maintenance that requires attention and scheduling in reactive and preventative maintenance work in a timely manner
Carry out fault finding and leak investigations and provide a report to the Estate Manager including time sheet for recharge if investigation is proved to be one flat.
Assist residents and colleagues with queries, escalating problems to the Estate Manager for any maintenance work that requires external contractors
Perform all repairs and maintenance work where required in a safe and efficient manner, in line with the estates specifications and in compliance with legislation and best practice. This includes but is not limited to light bulb changing, sweeping and keeping clean the grounds/car park, clearing blocked walkway drains, painting and decorating,
basic plumbing, tiling, furniture repair, remedial electrical work, carpentry.
Carry out planned, preventative, proactive and reactive maintenance work with reference to any PPM schedule in use.
Undertake waste removal to the road and returns bins to relevant stores
Undertake maintenance on the tug and the bins where necessary, keeping them in a clean and hygienic condition
Liaise regularly during the day with the Estate Manager, concierges and cleaners with respect to any maintenance issues that may need addressing
Test spa water, mechanical, emergency and other systems as required
Work alongside the garden contractors and Estate Manager to maintain the gardens, including but not limited to watering, sweeping and light gardening duties
Ensure the plant rooms and the workshops are kept clean, tidy and organised. This will include checking and organising equipment into specific areas and logging essential equipment location for out-of-hours use
Carry out a programme of water meter readings, supervised by the Estate Manager
Respond to any emergency alarms in a timely manner, reporting any serious issues without delay to the Estate Manager and the Property Manager
Supervise, assist and monitor contractors attending the estate as appropriate. This may require attendance within flats as a representative of the Regency team (observing only).
Contribute to the maintenance log and updating of the inventories of all development owned equipment for which this role is responsible for
Attend training where necessary
Ensure all chemicals are properly stored throughout the development in accordance with COSSH directives and Health and Safety requirements
Comply with all statutory requirements and internal policies and procedures related to health and safety and data protection etc. Ensure all relevant documentation is completed as required and available for inspection.
Assist in training the concierge and cleaning staff in matters related to health and safety, cleaning and maintenance reporting
Keep up to date with risk assessments and ensure all maintenance recommendations are carried out in a timely manner
Complete reports and paperwork as required
Be responsible for all keys and locks related to duties within the development
Assist residents and colleagues with queries
Requirements:
Basic electrical skills, e.g changing socket faces, light fittings etc
Basic plumbing skills, e.g fixing leaks, changing taps etc
Good joinery skills, e.g hanging doors, replacing skirting boards etc
Ability to carry out painting and decorating to a high standard
Excellent communication skills
Ability to follow schedules and complete work to a high standard
Comprehensive understanding of health and safety legislation and guidelines
Ability to organise time efficiently and work at a fast pace
IT literate to a basic standard: able to use excel, word and outlook applications.
Able to write concise reports and provide accurate information as needed for both internal and external use.
Able to read and comprehend drawings, building plans and technical manuals
Qualifications:
City and Guilds craft certificate in a construction trade, or a level 2 NVQ Diploma in a relevant trade or in multi-trade building maintenance operations (minimum)*
City and Guilds craft certificate in a construction trade, or a level 3 NVQ Diploma in a relevant trade or in multi-trade building maintenance operations (preferred)*
Depending on scope, a minimum of three years’ experience in a building trade role or property maintenance role may be an acceptable substitute
