CBRE Global Workplace Solutions is a leading global provider of integrated facilities and corporate real estate management. Our National Accounts division is recruiting a Commercial Manager to join our growing business located in Leeds.

Role statement

To lead and support the business by educating, influencing and advising key stakeholders on commercial best practice as well as developing and implementing appropriate commercial processes and controls in order to contribute to the achievement of CBRE’s strategic goals.

Key Result Areas

1 – Maintain Contractual Compliance

To ensure CBRE meets all contractual obligations and strategic objectives, whilst minimising risk exposure within acceptable guardrails.

- Lead the contract team to ensure contractual compliance on all commercial matters

- Influence internal and external stakeholders to ensure parties are aligned on compliance matters

- Support operational teams to help manage the contractual relationship with the supply chain

- Support performance monitoring process with the client to ensure minimum exposure to CBRE

- Ensure change control processes are suitable to accommodate contract change and are implemented across the contract to ensure no exposure to CBRE

- Advising on commercial issues in the contract and managing issues before they can develop into claims

- Complying with the CBRE contracting standards and policies

Success Criteria:

- CBRE delivers contract P&L year on year

- Back to back risk within the supply chain

- Clearly defined scope and obligations at all times

- Good client relationship

2 – Commercial Policy/Procedure Compliance

To promote compliance with policy and procedures.

- Attending Contract or Project Reviews to promote best practice

- Providing and maintaining standard documentation

- Checking processes for compliance

Success Criteria:

- Risks mitigated and offset

- Profits maximised

- Promote positive behaviours

- Reduction in disputes and issues

3 – Educate and advise on commercial best practice
To develop internal stakeholders’ commercial awareness.

- Advising on contractual obligations

- Running commercial training courses across the contract team

- Providing commercial and legal guidance through the contract life cycle

- Presenting at management and client meetings

- Staying abreast of changes in law and commercial practice

Success Criteria:

- Practical and useful contract summaries/abstracts/deliverables (terms, pricing and scope)

- Contractual compliance

- Commercially astute colleagues

- Good account/contract/project management

- Minimise claims/disputes/issues

4 – Providing commercial solutions

To provide commercial solutions to minimise risk and maximise opportunities.

- Analysing the circumstances

- Articulating the options and potential outcomes

- Influence and motivate stakeholders to take the best commercial solution

- Building key client contacts to strengthen CBRE’s position in the development of long term relationships

- Considering innovative solutions

- Taking the lead on issues which could lead to high risk or disuptes

Success Criteria:

- Achieving the most commercially advantageous outcome

- Avoid margin erosion

- Client acceptance

- Agreed Change Control and other key commercial processes

- Avoid formal disputes

5 – Promote Best Practice Supplier Engagement

To promote best practice in the appointment of suppliers.

- Timely and contractually robust order placement

- Transferring risk by back to back obligations

- Negotiation of Supplier Terms

Success Criteria:

- Dispute avoidance

- Meets CBRE contract requirements

- Protects and promotes CBRE’s services

Person Requirements: Knowledge, Skills and Experience

* Degree qualified or equivalent

* At least five years relevant experience in a post-contract, senior commercial role on a large £25million+ contract

* Experience with complex contract management including reporting, change control, reporting and KPI management

* Self-motivated individual experienced and comfortable with complex problem solving and providing solutions based advice and guidance to multiple stakeholders

* Client focused approach

* Successful track record conducting commercial negotiations with client at contract level

* Proven track record of working with, educating and influencing a broad range of internal and external stakeholders at all levels

* Ability to deal with all aspects of commercial/contract risk including disputes and mediation

* Excellent communication skills, both verbal and written with fluency in English

* Collaborative approach with ability to maximise short term requirements and output whilst building long-term productive relationships

* Thrive on fast-pace working in a regional and global business

* Able to understand and anticipate business needs. Flexible approach, diligent, discrete, compliant with company policies and responsive to key business objectives

* Strong commercial acumen and understanding of business impact and risk mitigation in relation to contract drafting and FM operations

* Proficient analytical skills and a measured approach to decision making

* Experience of facilities management sector

* Qualification / training in contract law with an understanding of financial management desirable More
